Functions of the Management Company

1. Complex of the measures for the start of the designing and construction of the object:

  • Order of the preproject developments;
  • Work on the necessary building site related documents;
  • Preparation of the construction permit documents.

2. Obtaining of the technical specifications (TS) for the commencement of the designing.

3. Preparation of the documentation for the architectural and planning task.

4. Development (complete legal accompaniment) of the contract with the project company for the execution of the designing works (“D” stage) and delivery of the complete set of the working documents (stage ”WD”), supervision over the execution of the designing works.

5. Submission of the project documentation for the expert examination.

6. Obtaining of the construction permit.

7. Approval of the project and summary cost estimation (estimated control and calculation).

8. Preparation of the documentation and holding of the tender for the selection of the general contracting (subcontracting) agency.

9. Development (complete legal accompaniment) of the general contract on work and labour. Supervision over the development as well as agreement of all the supplements, schedules and plans to the general contract on work and labour (in particular, work implementation schedule, financing schedule, etc.).

10. Accomplishment of the following activities at the stage of construction and installation works:

  • Engineering supervision in the process of the work execution over:
    • the correspondence of the implemented work with the approved project;
    • the quality of the applied construction materials;
    • the quality of the supplied equipment.
  • Correction of the work of the subcontracting agencies;
  • Complete supervision over the expenditures of the general contracting agency;
  • Supervision over the maintenance of the technical and execution documentation;
  • Cooperation with the designing company at the stage of the construction.

11. Interrelations with operating organizations to which in future engineering systems of the object are transferred.

12. Preparation of the construction object to the putting into operation, in particular signing of the Acceptance Certificate by the State Committee.

13. Complete legal registration of the property right to the accomplished constructed object.
